Do Summer Point homeowners pay two different HOA dues per year?
YES - Summer Point is part of the Stonebridge Ranch Master Community HOA and Summer Point HOA is the village association for Summer Point. We pay separate HOA dues each year to both associations. The dues for Summer Point HOA are paid twice per year, January and July. The dues for Stonebridge Ranch are paid once per year on January of each year.
Do Summer Point Homeowners pay extra to use Stonebridge Ranch facilities?
NO - If you are a homeowner in Summer Point you own in Stonebridge Ranch as well. There are times that a fee is charged for guests (non-owners) like at the pools or court areas. You will need to get a Stonebridge Ranch ID card to show SBR ownership. There is no fee for the card. Please call Stonebridge Ranch HOA office listed above for more information on use of Stonebridge Ranch facilities.
Do Summer Point homeowners need approval from both HOA's to modify their properties?
YES - Summer Point HOA's compliance is managed by Stonebridge Ranch HOA. There are some additional guidelines for Summer Point Village Phase 1 & 2, however, Stonebridge Ranch makes sure that all guidelines for both HOA's are met in the one Modification Process.
As a homeowner, you must check with Stonebridge Ranch, to see if you need to submit a Modification Application to Stonebridge Ranch for ANY modifications to your property Front Yard or Back Yard. They are very good about reviewing and approving modifications.
If a homeowner modifies their property without approval they could face fines or removal of improvements. It is always better to get approval.
